Every cable, conduit, and connection point needed for future-proof smart home infrastructure in luxury new construction.

Why Pre-Wiring Matters
A smart home pre-wire checklist should include Cat6A ethernet (minimum 2 drops per room), speaker wire to every audio zone, control wire for keypads and motorized shading, HDMI/fiber runs for displays, security camera cabling, and conduit for future expansion — all home-running to a central climate-controlled equipment room.
Pre-wiring is the single most consequential phase of a smart home project. The cables installed during framing form the permanent backbone of every technology system in the home. Once drywall closes, adding or changing cable runs becomes exponentially more expensive — if not impossible.
The cost difference is dramatic: pre-wiring during construction costs a fraction of retrofit work. And certain capabilities — invisible speakers behind drywall, conduit between floors, centralized cable management — are simply not achievable after the walls are closed.
This checklist covers every cable type, connection point, and infrastructure element needed for a comprehensive luxury smart home. Use it in coordination with your builder and technology integrator during the technology planning phase.
Networking Infrastructure
Minimum 2 drops in bedrooms and common areas. 4+ drops in home theater, office, media room, and living areas.
1 Cat6A drop per access point. Plan 1 AP per 1,500 sq ft indoors, plus dedicated outdoor APs for patios and pool areas.
Run conduit from the ISP entry point (typically exterior wall) to the equipment room. Include fiber and coax pathways.
Run outdoor-rated Cat6A or fiber in conduit to pool houses, guest houses, garages, and detached structures.

Audio & Video Wiring
16/2 or 14/2 speaker wire from each speaker location to equipment room. Plan stereo pairs (2 speakers) per zone minimum. Use 14/2 for subwoofers.
Speaker wire for all surround channels (minimum 7 speakers + 2–4 subwoofers for Dolby Atmos). HDMI 2.1 or fiber HDMI from equipment location to projector. Cat6A for control.
HDMI 2.1 (or conduit for fiber HDMI), Cat6A, and power to every TV position. Include backing/blocking in the wall for mounting.
Speaker wire to all outdoor zones — patio, pool, garden, and perimeter. Use direct-burial rated cable for landscape speakers. Include Cat6A for outdoor access points.

Control, Lighting & Shading
Cat5e or Cat6 to every keypad position (room entries, bedside, garage entry). Coordinate exact box locations with the electrician.
All lighting circuits routed to a central lighting panel (Lutron HomeWorks or Savant). Coordinate load types with the lighting designer.
Low-voltage power and control wire (Cat5e) to every window treatment location. Include power at the shade pocket or header for motors.
Cat6 and 24V power to every thermostat position. Plan for one per HVAC zone.
Security & Access Control
Cat6A to every camera position — front door, rear, garage, driveway, pool, and property perimeter. Use outdoor-rated cable in conduit for exterior runs.
Cat6A + 18/2 power wire to front door, gate, service entrance, and any interior intercom locations.
22/4 wire from every exterior door and window sensor location to the security panel. Include garage doors and gates.
Cat6A, power, and gate operator control wiring from the equipment room to the gate location. Include conduit under driveways.

Equipment Room Specifications
4'×6' for modest systems, 6'×8' for comprehensive homes, 8'×10'+ for estates with multiple racks.
Minimum 2× dedicated 20A circuits. Larger systems may require 4–6 circuits. Include UPS-ready outlets.
Dedicated cooling supply — equipment racks generate significant heat. A sealed room without cooling will overheat and damage equipment.
Adequate overhead lighting for service access. Full-height door for rack delivery. No carpet (static risk).

Conduit is a tube installed inside walls during framing that allows future cable runs without opening drywall. Installing conduit during construction costs very little but provides enormous flexibility for future technology upgrades — new cable types, additional connections, or system expansions that don't exist yet.
How much does pre-wiring cost?
Pre-wire costs typically range from $5,000–$25,000 depending on home size and system scope. This includes all cable, conduit, termination, labeling, and testing. It represents a fraction of what equivalent retrofit work would cost — and many pre-wire capabilities are impossible to replicate after drywall.
Can I pre-wire for systems I don't plan to install immediately?
Absolutely — and you should. Running cable during framing is inexpensive compared to the cost of opening walls later. Pre-wire for every system you might want in the future: home theater, outdoor audio, additional security cameras, motorized shading, and access control. The cable can sit dormant until you're ready to activate the system.
