Cabinetry came first, millwork was scribed, drywall closed, and somewhere near substantial completion an integrator was asked to make a finished house feel intelligent. The result was almost always compromise — surface-mounted keypads where there should have been recessed ones, exposed conduit where there should have been chases, retrofitted speaker positions chosen by what the joists allowed rather than what the room demanded. On the estates we are building today, that sequence has inverted. The integrator is on site before the foundation is poured, sitting at the architect's table during schematic design, walking the framed shell with the builder before insulation is scheduled. Technology is no longer a finish — it is infrastructure, and infrastructure leads. What "First Trade" Actually Means Being first on site is not a marketing claim. It is a working method with measurable consequences for the architect, the builder, and the homeowner. During schematic design, we are reviewing reflected ceiling plans, identifying every fixture that requires a load path back to a Savant Power module, every speaker that needs a sealed back-box detail, every display that needs a structural blocking specification. We mark up the drawings the architect is already producing — we do not produce a parallel set that the builder has to reconcile in the field. During framing, we are on site weekly. Every camera location is confirmed against actual sight lines, not assumed ones. Every shade pocket is verified before drywall is hung. Conduit pathways for future technology — fiber to outbuildings, spares to every media wall, a clean return to the rack room — are pulled while the bays are still open. During rough-in, the rack room is treated as a finished space, not a closet. Cooling load is calculated, dedicated circuits are landed on a sub-panel, ventilation is detailed, and the door swing is coordinated so a 42U rack can actually be rolled in. Why Builders Are Asking For It The shift is being driven, more than anything, by the builders themselves. The custom-home firms we partner with across Charlotte, Lake Norman, and the Carolinas are increasingly judged on what the house does , not only on how it looks at the closing walk-through. A keypad that flickers, a theater that rattles, a shade that binds — these are the moments that define a buyer's memory of a $4M home. By bringing the integrator in at design, the builder eliminates the most expensive class of change order: the one created by missing infrastructure. There is no longer a conversation that begins with "we'll have to open the ceiling." There is, instead, a set of integration drawings included in the architectural package, signed off before permits. What the Architect Gains For the architect, the value is not in being told where technology must go — it is in being told where it does not need to go. A properly designed system removes visible hardware from the architecture. Speakers become invisible, displays disappear behind millwork, keypads reduce to a single engraved button per room, thermostats are replaced by zone sensors hidden in returns. The architectural language becomes quieter because the technology is louder in capability and silent in presence. That is only possible when the integrator is detailing in parallel with the architect, not reacting to a set of drawings that were finalized without them. What the Homeowner Experiences The homeowner rarely sees any of this work. They see a house that simply behaves correctly — lights that follow the time of day without being asked, a theater that disappears into the room when it is not in use, a network that has never required a conversation. They see no exposed cabling, no surface boxes, no awkward retrofits. The technology has receded entirely into the architecture, which is the point. The Standard, Going Forward We do not believe every project requires this depth of coordination. A retrofit, a single-room theater, a focused lighting refresh — each has its own appropriate sequence. But for new construction at the estate level, leading with infrastructure is no longer optional. It is the only path to a house that performs at the standard its architecture promises.
